I'm Elise, and I personally manage 45 beachside homes from Cape Canaveral to Melbourne Beach. Whether you're switching managers, just bought, or ready to stop doing it yourself, let's talk about your home.

You were told your home would earn more than it has. Calls go to a different person every time, and nobody can say when your home was last inspected. You don't need another promise. You need someone who shows up.
Before our call, I look over your current listing and photos so I can tell you exactly what I'd change. Then I handle the setup, the licensing updates and the new listings, and you work with me from day one.
You closed (or you're about to), and now there's a list: state, county and city licenses, furnishing for guests, photos, pricing and monthly taxes. Most new owners don't know where to start, and that's normal.
I started out as a Realtor on the Space Coast, helping buyers just like you. I handle the licensing, stock your home with guest supplies, schedule professional photos and install a complimentary smart lock. Renting it while you're away helps offset the cost of owning a beach home. I also know the rules building by building, like Cape Canaveral's 6-night minimum and the associations that set their own.
It started with a few bookings. Now it's guest messages at 11 p.m., a cleaner who cancels the morning of a check-in, tax filings every month and a door code you're texting from 1,000 miles away. You've proven your home can rent. You just don't want it to be a full-time job.
I take all of it off your plate: guests, cleaners, repairs and the monthly tax filings. You still book your own stays and see every reservation in your owner portal.
Every home's results depend on things like its location, its building's rules, its finishes and how often you stay there yourself. What a rental manager controls is how your home is run. Here's how mine are run.

When your rental manager is one person, you always know who's taking care of your home.

Letting strangers stay in your home is the biggest leap for most owners. So every guest must be 25 or older, and every reservation carries $1,000 of damage protection. And because I visit your home in person, small issues get caught before they become big ones.
A 20 to 30 minute call about your home, your plans and how you like to use it.
Licensing, photos, supplies, the smart lock and your listings, done for you.
A monthly statement, your owner portal anytime and a check-in with me every quarter.

20% of rental income. There are no onboarding fees or monthly fees. Guests pay the cleaning fee. When you stay, you pay the same cleaning fee, and laundry is charged per stay. Repair parts are billed at cost with no markup.
On my attorney's advice, I don't give revenue projections, even with a disclaimer, because no one can promise how one home will perform. On our call, I'll walk you through what shapes your home's revenue and how I manage the parts I control.
No. Guests pay 12% on top of their booking: 7% Florida sales tax and 5% Brevard County tourist tax. It never comes out of your income, and my 20% isn't charged on it. I handle the monthly filings.
Yes. Book your own stays in the owner portal anytime the calendar is open. There are no blackout dates.
No. You can end the agreement with 60 days' notice, and any reservations already on the books are honored, so your guests keep their stays. I'll walk you through the full agreement on our call before you sign anything.
I review your current listing first, then take care of the setup, licensing updates and new listings. We'll plan the timing together on our call.
Beachside homes from Cape Canaveral to Melbourne Beach, including Cocoa Beach, Satellite Beach and Indian Harbour Beach.
FloriCasa manages homes with a minimum stay of 30 nights or less. Those homes can still host stays of 1 to 6 months, and sometimes longer. If your home requires a minimum stay of 3 months or more, ask me about Live Local Properties, my long-term rental company.
Peak season starts in January. It takes about 4 weeks to get a home licensed, guest-ready and listed online, so homes that start now are ready when the bookings come.
Thank you for considering trusting me with your home.
